CALGARY SHORT TERM RENTAL LICENSE UPDATES.

If you're currently hosting — or thinking about hosting — a short-term rental like an Airbnb or VRBO property in Calgary, there are new rules you need to know about. As of April 1, 2025, the City of Calgary has rolled out updated licensing requirements that could impact your rental operation.

Here’s everything you need to know to stay compliant and protect your investment:

1. Two New License Categories
To operate a short-term rental legally in Calgary, you now need to apply under one of two license types:

A) Primary Residence License
For owners renting out their main home.
Must show proof of primary residence.
Only one booking at a time allowed.
License fee: $172, plus a $114 mandatory fire inspection (total $286).

B) Non-Primary Residence License
For properties that are not your primary home.
Also restricted to one booking at a time.
License fee: $510, plus $114 for the fire inspection (total $624).

2. Expanded Definition of Short-Term Rentals
Short-term rentals are now defined as stays of up to 180 consecutive days (up from the previous 30 days).
This update is designed to regulate the growing medium-term rental market and close prior loopholes.

3. Short-Term Rental Platforms Now Licensed
Platforms like Airbnb and VRBO must now obtain their own business license with the City of Calgary.
Annual licensing fee: $3,000
This move ensures better enforcement and data-sharing with the city.

4. Potential Moratorium on Non-Primary Residence Licenses
If Calgary’s rental vacancy rate drops below 2.5%, the city may pause the issuance of new non-primary residence licenses to help maintain housing supply.

5. Condo Board Consent No Longer Required
If you own a condo, you no longer need explicit approval from your condo board to apply for a short-term rental license with the city.
However, you must still follow your condo bylaws.

6. Affordable Housing Units Are Ineligible
Properties designated as affordable housing are not eligible for short-term rental licenses.
This policy is intended to protect long-term housing options for those who need them most.

7. Additional Requirements for Hosts
New rules also include mandatory documents and safety measures:
✅ A Fire Safety Plan, showing floor layouts and fire equipment locations.
✅ Proof of ownership or consent from the property owner if you’re a tenant.
✅ Liability insurance with at least $2 million in coverage.
